  • Tenant Screening – This is a big one. If you make sure to rent to really responsible tenants, then you are unlikely to run into many problems when it comes to collecting rent checks on time and property destruction. Make sure to run a background and credit check. It’s not too expensive and it can save you a lot of time and money in the long run.
  • Marketing – If you choose to personally market your property, you’ll want to set aside $2,000 per year as a cushion to get online visibility for your home. Many websites like VRBO.com and HomeAway.com attract a lot of visitors looking for rental properties and you have the option to pay a higher listing fee to gain competitive positioning on their website. Trulia is one of the most widely used home listing websites and their mobile app makes them a great resource to promote your home.
  • Insurance – Make sure you have comprehensive coverage for all major damages that can be caused by even the most meticulous tenants. For smaller damages such as minor dents or stains, many people still charge a security deposit upfront to cover these incidents. However, sites like VRBO are now offering insurance so some homeowners make it a condition of the rental agreement that tenants pay this one-time fee to cover any damages that may occur.
  • Consider Payment Methods – If you decide to accept credit cards or use a merchant account for payments, you could be looking at another 2.5 – 5% fee off your rental income. Many tenants nowadays are looking to gain credit card points or like the simplicity of credits cards in lieu of traditional checks. There are a few sites like PayPal or PayPro that make transferring money fairly inexpensive, but this is also one of the costs you should consider including in the price of the rent if you choose to accept these payment methods.
  • Taxes, Taxes, Taxes – You always want to sit down with your accountant or someone who already has a rental property in your area and estimate the taxes you’ll pay on the income from your property. Forgetting to take this into consideration can dramatically impact the profit you’ll make from your home if a certain portion isn’t fixed into the rental price of your property.
